A Mid-Century Revival: Breathing New Life into a 1961 California Ranch
Erin Lokitz of AV Studio knows a good home when she sees one, even when it’s buried under decades of neglect. Teaming up with Maple Design LA, she set out to rescue this 1961 mid-century ranch in Pasadena, CA, from becoming just another soulless flip. Together, they gave it a second chance, layering in warmth, charm, and thoughtful design instead of stripping it down to a blank white box. It’s now filled with character, heart, and details that make it feel truly lived-in.
When AV Studio and Maple Design LA took on this Pasadena project nicknamed “The Ranch on Laguna,” they knew it would be a big undertaking. The home hadn’t been touched in over 30 years, and bringing it back to life required a full-scale renovation. But instead of wiping the slate clean, they reinstated the home’s mid-century charm, adding thoughtful details that make it feel like it had always been loved.

Expanding a Home Without Losing Its Soul
Instead of knocking down walls, this renovation embraced thoughtful add-ons. A new guest house, pool, primary suite, and expanded kitchen were added, while a powder room, mudroom, and pantry were carved out from old storage spaces. The materials used throughout the new parts of the home added depth and just enough patina to give it that old-world charm. It feels more spacious and soulful than ever.

A Fireplace Worth Gathering Around
As you walk through the space, it’s clear that the heart of the home lies in the living room. The original slump stone fireplace was transformed into a rejuvenated gathering space for friends and family to lounge around. With a mix of plaster and a built-in bench seat made from hand-hewn Zia Cotto tiles, it’s a striking focal point that brings texture, warmth, and personality to the space. Whether curling up with a book or simply soaking in the serene views, this space invites you to slow down and stay awhile.

Calming Colors That Feel Like Home
Warm, earthy neutrals set the tone for this home’s inviting and timeless aesthetic. The living room, kitchen, and bathroom all share a calming palette, with soft colors like Benjamin Moore’s Peau De Soi and Farrow & Ball’s Slipper Satin adorning the walls. These colors create a serene backdrop, letting the brass finishes and rich textures, such as the Carrara marble seen below, stand out next to the carefully chosen decor.


The dining room is painted with Benjamin Moore’s Whitall Brown, transporting you to a moodier but grounded vibe. The colors in the home are peaceful and proof that a neutral palette doesn’t have to be boring.

Turning a Backyard Into a Retreat
What used to be a big flat lot had endless potential, and this one didn’t go to waste. A new pool, guest house, and lush landscaping turned the backyard into a peaceful retreat—now home to birds, bees, and the new lucky homeowners who get to soak it all in.
